We are pleased to inform you about our services as Administrator of your Community. As an INDEPENDENT firm, our objective is to provide you and also your community of owners the answers to the management and legal problems that your community may have.
Our offices are based in Vera (Almería) and Torrevieja (Alicante). Our staff are fluent in Spanish, English, German and Russian and our company is fully qualified as Community administrators. Our services include:
Fees, documents and accounts:
- Preparation and collection of Community Fees Bills.
- Control of accounts and banking management of the Community.
- Preparation of annual budget.
- Presentation of economic information and general reports.
- Drawing up contracts with suppliers and providing translations of these to the owners, if requested.
We have a computer program that allows the owners to communicate directly with the Administration, having access to documents online, outstanding payments, accounts, etc. through a password for the Intranet of the complex.
Meetings:
- Assistance to set up a community committee, if decided, among the owners, providing the elected representatives advice on all legal requirements to fulfil Spanish Horizontal Law and in different general aspects related to the community.
- Committee meetings with translator every three months or when needed.
- Notification to general and extraordinary meetings. AGMs are notified at least one month in advance of the meetings day and EGMs as soon as these are called.
- Assistance on annual and extraordinary general meetings with translator if needed.
- Preparation of Minutes and Certificates of the Community. The minutes are closed and signed within 10 days following the meeting and sent to the owners as soon as possible after finalized.
- Translation of the Minutes, notifications and Certificates into English or German.
- Custody of the community documentation.
Management:
- At least three quotations are requested for every service in order to get a competitive price and a high quality job.
- References and legal documents requested to any new employee/ company planning to work for the community.
- Inspections in the complex every two weeks to check the work completed by suppliers/ employees.
Our company also offers legal and litigation services to protect the interest of the Community. These cases are handled directly by our lawyers. The fees are paid by the part whose request has been rejected when the process is finalized.
- Legal pursuit and reclamation to debtors.
- Legal claim and negotiations with the builder.
- Reclamations to third parties involved with the community.
Our management fees include all the translations.
Please notice that we translate every document sent to the owners and we provide an interpreter present at every official meeting to ensure that all of the owners are informed correctly of the points discussed.
Furthermore, if the management of the community is entrusted to us and you need assistance on personal business we will offer all of the owners a FREE legal and/ or fiscal consultation plus a 50% reduction in our fees if we are appointed to act on your behalf.
